Home loans – do you really save money by doing it yourself?
From across the table Jeff asks:
“Why should I use a mortgage broker? I could phone all the lenders you deal with, get their mobile managers to call around just like you, listen to what they have to say, analyse what they say, and then negotiate a package with them direct couldn’t I?”
My reply: “Jeff, you’re a sales manager, correct?”
“Correct.”
“Do your salespeople tell potential purchasers what your “real” bottom line is?”
“Well, no,” he replies with a smile.
“So why do you think the bank will?”
“Well I suppose they won’t, but in saying that, do they even tell mortgage brokers?”
I would like to think so, but from time to time, just like in any business we sometimes have to challenge them. Because we mortgage brokers are dealing with a variety of lenders that trade in a very competitive environment, most “lenders” generally put their best foot forward when receiving a broker application. They know we are aware of what they have done for other applicants, and we know what opposition lenders are doing.
A vast amount of daily information, to which the general public is not privy, passes over my desk, so when a lender puts an offer on paper I have a pretty good idea if it will be treated favourably or not. Secondly, think not only in dollar terms but of the valuable savings in time and money when someone else does all the ringing, asking and research on your behalf! Too often people try to do too much for themselves, primarily to try and save money.
But do you really save by doing it yourself?
“Jeff, another question, if I may? Yes, I ask a lot of questions and as I explain to each and every customer, if I didn’t, it would be impossible to structure a package that best suits individual needs. So, Jeff, you said you would analyse what was on offer, correct?”
“Correct.”
“Jeff, I don’t doubt your ability, but I often come across mismatched or mismanaged situations, which are largely due to a lack of industry knowledge and/or a lack of up-to-date information. I am sure you will agree there is just one major constant we can guarantee in life and that is, change. If we don’t keep abreast of things, decisions based on outdated information may prove very costly.”
Since that interview Jeff has used my services to secure a number of properties and still continues to do so. He also recommends me to friends and colleagues.
